Asbestos Removal In Sydney

Licensed removal, air monitoring and clearance certificates.

Asbestos is common in Sydney buildings constructed before the late 1980s — in eaves, fencing, flooring, wet-area sheeting, roofing and more. H&R is licensed to remove both bonded and friable asbestos, safely and to regulation, as a standalone service or as part of a demolition.

We identify, remove, contain and dispose of asbestos to EPA and SafeWork NSW requirements, with independent air monitoring and clearance certificates where required — so the job is done properly and documented.

Bonded and friable — handled in-house

Bonded asbestos (such as fibro sheeting) and friable asbestos (loose, crumbling material) carry different risks and licensing requirements. We hold the licensing to handle both, using proper containment, negative-air where needed, decontamination and controlled removal to keep your family, staff or neighbours safe.

Because asbestos removal sits under the same roof as our demolition and excavation crews, there is no gap in the program and no waiting on an outside contractor when material is found.

Documentation you can rely on

Asbestos work is heavily regulated for good reason. We provide the paperwork that proves it was done correctly — removal control plans, air-monitoring results and clearance certificates — and dispose of all material at licensed facilities with EPA-compliant tracking.

That documentation matters for your safety, for compliance, and for the sale, rebuild or refinance that often follows.

Licensed Asbestos Removalist Sydney

In NSW, asbestos removal is licensed work. Removing more than 10 m² of non-friable (bonded) asbestos requires at least a Class B licence, and any friable asbestos requires a Class A licence. We are licensed for both bonded and friable asbestos removal in Sydney, so the same team can handle anything from a few fibro sheets to pipe lagging and damaged material, with air monitoring and clearance arranged as required.

Where Asbestos Is Found in Sydney Homes and Buildings

Asbestos was widely used in Australian buildings until it was banned at the end of 2003, and homes built or renovated before 1990 are the most likely to contain it. Common locations include:

  • Eaves, external wall sheeting and fibro extensions
  • Bathroom, laundry and kitchen wall linings and splashbacks
  • Vinyl floor tiles and the backing under sheet vinyl
  • Corrugated roofing, gutters and downpipes
  • Fences, garages, sheds and carports
  • Pipe lagging, boiler insulation and electrical meter boards

If you are not sure, testing is quick and inexpensive. We can arrange sampling before any renovation or demolition. Read more in asbestos in older Sydney homes.

Asbestos Removal — FAQs

Any Sydney building from before the late 1980s may contain asbestos. The only way to be sure is testing. We can identify likely materials during a site inspection and arrange sampling where needed.
Yes. Where required, we arrange independent air monitoring and provide a clearance certificate confirming the area is safe, along with disposal documentation.
We strongly recommend against it. Disturbing asbestos releases dangerous fibres. Licensed removal with proper containment, monitoring and disposal is the safe — and, for friable material and larger quantities, legally required — approach.
For more than 10 m² of bonded asbestos, a Class B or Class A licensed removalist is required, and all friable asbestos must be removed by a Class A licence holder. Using a licensed removalist also gives you proper disposal records and a clearance certificate.
As a guide, small bonded jobs start at around $1,000 to $2,500, bonded sheeting is roughly $40 to $90 per m², and a typical asbestos cement roof is roughly $8,000 to $20,000 or more. Friable asbestos costs more because of the extra controls.
Often, yes, for external bonded asbestos such as eaves or fencing. For internal or friable removal, we will advise whether you need to vacate the area until clearance is complete.
