Commercial Strip Outs Sydney
Office and interior strip-outs and end-of-lease make-good.
Office and interior strip-outs and end-of-lease make-good.
End of lease, refurbishment or a new tenancy — commercial strip-outs need to be fast, clean and compliant. H&R strips offices, retail and hospitality interiors across Sydney, including end-of-lease make-good, working around building management and often out of hours.
We remove partitions, ceilings, flooring, joinery, signage and services, patch and prepare where make-good requires it, and leave a tidy tenancy that satisfies the lease and the landlord.

Make-good, done right
Make-good clauses catch a lot of tenants out. We work from your lease and the landlord’s requirements to return the space to the agreed condition — whether that’s a bare shell or a specific reinstatement — so your bond and handover go smoothly.
Because we handle both strip-out and demolition, we can take a tenancy as far back as the lease requires, without juggling multiple contractors.
Around your building and your neighbours
Commercial buildings mean loading docks, lifts, after-hours access and other tenants. We coordinate with building management, protect common areas and lifts, and program the work — often nights and weekends — to keep the building running and neighbours undisturbed.
Waste is removed cleanly and recycled where possible, with disposal tracked to EPA requirements.
Office Strip Out Sydney
An office strip out removes a tenant’s fit-out so the space can be refurbished, re-leased or handed back to the landlord. We strip out offices across Sydney, from small suites to full floors in CBD and suburban buildings, working around building management rules, lifts and loading docks and other tenants.
- Partitions, offices, meeting rooms and glazed walls
- Suspended ceilings, bulkheads and tenant lighting
- Carpet, vinyl, raised floors and floor preparation
- Kitchens, joinery, reception counters and fixtures
- Redundant data and electrical cabling
- Signage and fixing points, patched and made good
Interior Strip Out for Refurbishment and Fit-Out
Interior strip outs are also the first stage of most commercial refurbishments. We take the space back to the agreed level, protect the base-building services that stay and leave a clean shell ready for the fit-out builder. Working to the fit-out program means the next trades can start on time.
End of Lease Make Good Sydney
Make good obligations depend on your lease, ranging from patching and cleaning to stripping the premises back to the base building and reinstating services. We price make goods against the lease scope or the landlord’s schedule of works and deliver them before your lease end date. Our end of lease make good guide explains how to agree the scope and avoid disputes at handover.
| Scope | Indicative cost (Sydney, 2026) |
|---|---|
| Light make good — patch, paint, remove signage and fixtures | approx. $15 – $35 per m² |
| Standard office strip — partitions, carpet, tenant ceilings | approx. $40 – $80 per m² |
| Full strip back to base building, including services | approx. $80 – $150+ per m² |
Indicative ranges only. After-hours requirements, access and disposal volumes affect the price.
Working With Building Management
Commercial buildings have rules. Building managers usually ask for a SWMS, insurance certificates of currency, a program and an inductions list before works are approved, and they may restrict noisy work to after hours. We prepare this paperwork as standard, book lifts and loading docks, protect common areas and keep the work tidy so other tenants are not disrupted. See our Safety & Compliance page for the documentation we provide.
