Structural Demolition In Sydney

Partial and structural works with engineered propping and control.

Structural demolition is precision work — removing part of a building while keeping the rest standing, safe and sound. H&R carries out partial demolitions, upper-storey removals, load-bearing wall removals and major structural alterations across Sydney, working to engineered drawings and temporary propping designs.

It is the kind of job where experience matters. We plan the sequence carefully, prop and support what stays, and protect adjoining structures and neighbouring properties throughout. Every project runs to AS 2601 with a written demolition plan and safe work method statement.

Structural Demolition Sydney: Quick Answers

What is building demolition?

Building demolition is the planned removal of a whole building, or part of one, such as a house, block of units or commercial building. It is carried out in a set sequence under a written demolition plan in line with AS 2601, using mechanical, high-reach or hand methods to suit the building and its neighbours.

What is partial demolition?

Partial demolition removes part of a building while the rest stays standing, such as a rear addition, an upper storey, a load-bearing wall or a section of a commercial building. The retained structure is propped where the engineer requires, separated with clean saw-cuts and protected from the weather.

When is a demolition licence needed in NSW?

SafeWork NSW requires a restricted demolition licence for load-bearing structures 6 to 15 metres high, or where load-shifting machinery works on a suspended floor. An unrestricted licence is needed for taller structures, pre- or post-tensioned elements, floor propping and explosives. SafeWork must be notified five days before this work starts.

Controlled, sequenced removal

Whether you are opening up a floor plan, removing a second storey for a rebuild, or taking out a section of a commercial building, the order of works is everything. We follow the structural engineer’s methodology, install temporary propping and bracing where loads need to be carried, and dismantle in a controlled sequence rather than simply knocking through.

This protects the parts of the building that remain, keeps the site safe for everyone on it, and avoids the costly damage that comes from cutting corners on a structural job.

Working alongside your engineer and builder

Structural demolition rarely happens in isolation — it is usually one stage of a larger renovation or development. We coordinate closely with your engineer, builder and project manager so our works dovetail with the program, and hand over a clean, stable structure ready for the next stage.

From heritage terraces in the inner city to commercial fit-downs, we bring the right machinery — including compact and high-reach plant — plus the dust, noise and vibration controls a sensitive site demands.

Building Demolition in Sydney: Full and Partial

Building demolition covers everything from a single house to multi-storey blocks of units, commercial buildings and mixed-use sites. Some jobs take the whole building down to ground level. Others remove only part of it, such as a rear addition, an upper storey or a section of a commercial building, while the rest stays standing and in use. Both need careful planning. The method, sequence and controls are set out in a written demolition plan prepared in line with AS 2601, and load-bearing structures 6 metres or taller are demolished under a SafeWork NSW demolition licence, with five days’ notice given to SafeWork.

Demolition methods we use

MethodWhen it is used
Mechanical demolitionMost houses and low-rise buildings, using excavators fitted with buckets, grabs, pulverisers or hammers
High-reach demolitionTaller structures where the building needs to come down from the top, away from the base
Hand and selective demolitionPartial works, heritage fabric and areas too tight or sensitive for machines
Saw cutting and core drillingOpenings in slabs and walls, and separating the part being removed from the part that stays

Partial Demolition Sydney

Partial demolition is common in Sydney, where heritage controls and tight blocks often mean the front of a house or a party wall must stay. Typical partial demolition jobs include:

  • Removing rear additions and lean-tos ahead of an extension
  • Removing load-bearing walls to open up a floor plan, to an engineer’s design
  • Taking off an upper storey or roof structure for a rebuild
  • Demolishing part of a terrace or semi while protecting the shared wall
  • Removing sections of commercial and industrial buildings while the rest stays in use

On partial demolition, the parts of the building that stay matter as much as the parts that go. We install temporary propping where the engineer requires it, saw-cut clean separation lines, weatherproof the retained structure and protect adjoining properties. Inner-city work is common for us; see our Inner West and Eastern Suburbs pages.

Housing Demolition for Developers and Multi-Dwelling Sites

Housing demolition for developers often means more than one dwelling: two or three amalgamated lots for a townhouse project, a block of older units or a row of houses on a growth-corridor site. We plan these as a single program, with one set of disconnections, one asbestos survey and removal stage, one demolition sequence and one site clearance. That keeps the site ready for the excavation and construction program. Where the development needs a basement or bulk earthworks, our excavation team follows straight on.

Protecting Neighbours and Adjoining Buildings

Close neighbours are a fact of life in Sydney. Before work starts, we look at boundary walls, adjoining structures and shared services, and we can arrange dilapidation reports where your approval or certifier requires them. During the works we use water suppression for dust, keep work within permitted hours and sequence the demolition to avoid loading or undermining anything next door. See how we manage this on our Safety & Compliance page.

Good To Know

Structural Demolition — FAQs

Yes — with the right engineering. We work to a structural engineer’s design, installing temporary propping to carry loads safely while the removal is carried out and permanent support is put in place.
Absolutely. Protecting adjoining structures is central to structural demolition. We assess party walls and boundaries, install protection and monitoring as needed, and work in a controlled sequence to avoid any impact next door.
In most cases, yes. Structural works generally require an engineer’s methodology and often council or certifier approval. We can work with your engineer, handle the demolition plan and SWMS, and keep the job compliant.
Structural demolition is any demolition that affects the load-bearing parts of a building. Partial demolition removes only part of a building while the rest stays standing. Most partial demolitions are structural, which is why they need an engineer’s input and a written demolition plan.
Yes. We demolish multi-dwelling and commercial buildings across Sydney, choosing the method — mechanical, high-reach or selective — to suit the height of the building, the site and the neighbours.
We use water suppression, controlled demolition sequences and suitably sized machines, keep work within permitted hours and protect boundary structures. Dilapidation reports on neighbouring properties can be arranged where required.
