Commercial Demolition Sydney
Retail, office and hospitality sites — staged and out-of-hours.
Retail, office and hospitality sites — staged and out-of-hours.
Commercial demolition demands programming, coordination and minimal disruption. H&R demolishes and strips retail, office, hospitality and mixed-use premises across Sydney — often in stages, out of hours, and alongside trading neighbours who can’t afford to close.
We manage the whole process: traffic and pedestrian control, dust and noise suppression, waste tracking and coordination with building management, so your project moves forward without complaints, incidents or downtime.

Programmed around your business
In a live retail or commercial precinct, timing is everything. We work nights, weekends and staged shifts to keep adjoining tenants trading and centres open, and we plan access, hoarding and material removal to keep the public safe and the site secure.
From a single tenancy to a whole building, we scope the works precisely and hold to the program — because in commercial construction, a delayed demolition delays everything that follows.
Compliance that protects your project
Commercial sites come with strict compliance obligations. Every H&R job runs to AS 2601 with a written demolition plan, SWMS, current licensing and public-liability cover, and EPA-compliant waste tracking with materials separated for recycling.
We coordinate with building managers, certifiers and your project team, and provide the documentation that proves the work was done properly — essential for handover and for keeping your development on schedule.
Commercial Demolition Services Sydney
Commercial demolition in Sydney is usually carried out under tight programs, in busy streets and often next to businesses that keep trading. We demolish commercial buildings and tenancies of all sizes for builders, developers, owners and project managers, including:
- Office buildings and business parks
- Retail tenancies, shopfronts and shopping centre precincts
- Pubs, clubs, restaurants and hospitality venues
- Childcare centres, medical suites and community buildings
- Car parks, awnings, canopies and ancillary structures
- Mixed-use buildings with retail at ground level and residential or office space above
Planning a Commercial Demolition
Commercial demolition carries more paperwork than residential work, and most of it needs to be in place before machines arrive:
- Hazardous materials survey. Workplaces built before 31 December 2003 must have an asbestos register. We review it, or arrange a survey, and remove asbestos before the main demolition.
- Demolition plan and SWMS. A written demolition plan in line with AS 2601 and a site-specific safe work method statement.
- Services. Electrical, gas, water, fire and communications services are isolated and made safe, including sprinklers and fire panels, with building management where needed.
- Traffic and pedestrian management. Truck movements, hoardings, footpath protection and any road occupancy are planned with the relevant authorities.
- Notifications. Neighbours, adjoining tenants and SafeWork NSW are notified where required.
- Waste and recycling plan. Materials are separated, recycled where possible and taken to licensed facilities, with dockets supplied.
Working Around Live Sites and Trading Businesses
Many commercial demolitions happen next to a building that stays open, such as a shopping centre, a hospital or an office tower. We stage the works, use out-of-hours shifts for noisy activities where required, maintain safe pedestrian routes and keep dust and debris inside the work zone. Combined with our commercial strip out service, we can take a tenancy back to shell and then demolish the structure as one coordinated program.
Commercial Demolition Cost: What Affects the Price
- Size, height and construction: concrete-framed buildings take longer than lightweight structures
- Hazardous materials: the quantity and type of asbestos identified in the register or survey
- Access and traffic control: CBD and main-road sites need more planning and controls
- Working hours: out-of-hours and staged work extends the program
- Recycling and disposal: concrete and steel recycling helps offset disposal costs
We give a fixed, itemised price after inspecting the site and reviewing the drawings and hazardous materials information. Send us your project details for a quote.
