Demolition & Excavation
Northern Beaches
House demolition, pool removal and excavation from Manly to Dee Why, Mona Vale and Avalon.
Your Local Northern Beaches Crew
The Northern Beaches has some of Sydney’s most valuable residential land, and older beach cottages and brick homes are steadily being replaced with new architect-designed homes. H&R Demolition & Excavation handles house demolition, partial demolition, pool removal, asbestos removal and excavation across the Northern Beaches, from Manly and Freshwater to Dee Why, Collaroy, Mona Vale and Avalon.
Beaches sites are rarely simple. Steep sandstone blocks, narrow streets, coastal and bushfire conditions and close neighbours all need careful planning. We size the machinery and plan truck movements around the access, protect neighbouring properties and work to your consent conditions. Every job runs to AS 2601 with a written demolition plan, a site-specific SWMS and tracked waste disposal.

Demolition & Excavation Northern Beaches: Quick Answers
Who does demolition and excavation on the Northern Beaches?
H&R Demolition & Excavation is a licensed Sydney demolition contractor covering the Northern Beaches, including Manly, Dee Why, Collaroy, Mona Vale, Newport, Avalon and Frenchs Forest. One insured crew handles full and partial house demolition, pool removal, asbestos removal and sandstone excavation, with a fixed quote after a free inspection.
How much does house demolition cost on the Northern Beaches?
House demolition on the Northern Beaches is based on Sydney-wide ranges of roughly $18,000 to $28,000 for a single-storey timber or fibro home, $25,000 to $40,000 for a single-storey brick home and $35,000 to $55,000 or more for a two-storey home (indicative 2026 Sydney prices), plus asbestos removal where present. Steep blocks, limited access and rock excavation for basements or pools add to the cost. H&R gives a fixed price after a free site inspection.
Do I need council approval to demolish a house on the Northern Beaches?
Usually, yes. Demolition is approved as complying development through a certifier or by development application to Northern Beaches Council. Heritage items, coastal hazard areas, bushfire-prone land and steep sites mapped for geotechnical risk can need a development application or extra reports.

Demolition in Northern Beaches
Most demolition work on the Beaches is residential: full knockdowns, partial demolitions that keep part of the existing house, and the removal of pools, garages, decks and retaining walls. Older fibro beach cottages, particularly in the northern suburbs, usually contain bonded asbestos, which our licensed team removes before demolition starts.
In Brookvale and the other commercial and light-industrial areas we also demolish older buildings and strip out commercial tenancies for refurbishment and redevelopment.
Excavation in Northern Beaches
Excavation on the Northern Beaches often means sandstone. New homes commonly include basement garages, lower-ground levels and pools cut into rock, which need rock hammering or sawing and careful control of vibration near neighbours. Coastal sites can instead involve sand, which may need shoring. We excavate to the engineer’s design and manage spoil classification and cart-away.
Combining demolition and excavation means one crew takes the site from the old house to the finished cut, which matters on sites where every truck movement has to be planned.
House Demolition Northern Beaches
House demolition on the Northern Beaches usually involves steep or narrow sites, close neighbours and limited street parking. We plan machine size, truck movements and protection before the job starts, remove asbestos first, then demolish the house, pool, decks and retaining walls as required. Many projects keep part of the existing structure, so partial demolition is common.
Basement and Pool Excavation into Sandstone
Sandstone is common across the Beaches, and new homes often include basements, garages and pools cut into rock. Rock excavation needs hammering or sawing and careful vibration control near neighbours, and it changes both the method and the price. We excavate to the engineer’s design, manage the spoil and cart-away, and keep the street and neighbouring properties protected. See our excavation cost guide.
Pool Removal on the Northern Beaches
Older concrete pools are often removed during a rebuild or a backyard redesign. We carry out partial and full removals, including on sloping blocks with limited access, and compact the backfill in layers so the area is ready for landscaping or a new structure. See pool removal costs and process.

Learn MoreSuburbs We Cover Around Northern Beaches
The area is administered by Northern Beaches Council. Parts of the Beaches are bushfire-prone, some coastal properties are affected by coastal hazard planning, and some steep areas are mapped for geotechnical risk, where council may require a geotechnical report. These conditions mainly affect the new build, but they can shape demolition and excavation approvals too, so we check them early.
We cover the whole Northern Beaches. If your suburb isn’t listed below, it’s very likely still covered.

One Local, Licensed Crew
You get demolition, asbestos removal, pool removal and excavation from one licensed, insured team, which keeps complex Beaches projects coordinated. We protect neighbours, driveways and vegetation, manage dust and vibration, and keep the street clear for residents.
We quote a fixed, itemised price after inspecting the site and reviewing your plans, so rock, access and disposal are accounted for before work starts.
